How much is the rent?
The monthly rental amount is listed on the ad and on the For Rent page.
We often find that the people asking this question are looking for the cheapest apartment they can find. Let us be clear: this is not the cheapest home you'll find in the neighborhood!
If you're looking for low rent, we thank you for your interest and urge you to look around. There are cheaper places.
On the other hand, if you're looking for what we believe is the best value in the neighborhood, you're in the right place.
What do you mean by "base rent"?
Base rent is the lowest amount available for the apartment with no bells or whistles, no pets, and no customizations.
Many things can change the final monthly amount including the payment plan chosen, pets, custom upgrades and so on. You can read more about these options in this FAQ, and also on our Upgrades page
How much is the security deposit?
The security deposit is the same as one month's rent.
For some people, paying the rent and security deposit all at once can be really hard, so we created a security deposit payment plan to help our residents out. This plan allows you to split your security deposit into a couple payments, with only a small finance charge.
Do you accept pets?
Yes, we do. In these units, we allow cats, most dogs, and pretty much anything in a cage. Cats and dogs are $40 extra rent per month per pet. Caged pets (guinea pigs, rabbits, hamsters, etc.) are $10 extra per month per pet.
I have a Rottweiler, Akita, Doberman, Wolf/Wolf Hybrid, or Pit Bull. Can I have them in the property?
We understand that there is a huge amount of misunderstanding about these particular breeds. We know from personal experience that they can be very sweet.
Unfortunately, our insurance company will not allow us to have these breeds (and some others with bad reputations) in our properties. We're sorry about that.
The complete list of breeds we can't allow is:
- Akita
- American Pit Bull Terrier, also know as an American Staffordshire or Staffordshire Terrier
- Chow or Chow Chow
- Doberman Pinscher
- Rottweiler
- Wolf Hybrid (wolf mixed with any breed)
Do you charge an application fee?
Yes, we do. It covers some of the cost of the background checks we do. The application fee is $45 per adult and we require an application from every adult moving into the property.
The application fee can't be refunded if you don't qualify, or decide not to move in.
If you do qualify, but someone else is ahead of you in line, we can put you on our waiting list, try to find another place that you like, or we can refund the fee.
What do you include in your background checks?
Yes, we do background checks. We do this to protect our residents, ourselves, and our neighborhoods. Our background check is very thorough, including credit and criminal checks, and eviction reports among many other things.
If there is something you think we'll find in our background check, we strongly suggest you explain it to us before you give us your application fee. If we think you're hiding something when we disccover it, you're most likely to have wasted your application fee.
My credit isn’t that good. What are you looking for?
First of all, we understand that everyone has something in their past. While we’d love to have everyone who applies have perfect credit, it’s just not reality. We take that into account so don't sweat not having perfect credit.
We’re looking for a few things:
Paying bills on time, or working things out with creditors.
Explanations of why things aren’t being paid on time, and a plan to fix it
Payment history after bankruptcy
I’ve had some tough times recently and my credit really isn’t that good. What can you do for me?
If you’re in this situation, don’t give up yet! Here’s how we can still help you move in:
1) You can give us some more security deposit amount.
2) You find a co-signer for the rental agreement, who will fill out an application as well.
I've had an eviction in the past. Can you still help me?
Yes, we can! Although every situation is unique and we'd have to review the facts, here's what we've done in the past:
1) Find out what happened from you through the rental application form
2) Contact the former landlord and find out what they say happened.
3) The applicant resolves the situation with the former landlord - either by helping them understand that it's not a correct charge or by working out a payment plan with them.
What is your late fee policy?
It's really simple. The monthly rental amount is due on the day it's due. After that, it's only a $10 late fee per day, up to a maximum amount. And yes, we DO evict people for not paying rent on time. We don't want to, but some people just don't pay. On the other hand, we don't throw people out on the street for any old reason.
How long are your leases?
We are looking for good, long-term residents. The minimum term we're looking for is a year, but we're really looking for people to stay for much, much longer. Some of our residents have been in our properties for over 10 years!
If you're looking for something shorter term than a year, we might be able to work something out. It depends on the exact situation and we will make a decision based on the facts.
I'm a little low on cash right now. Can you work with me to help me move in?
No sweat. We know how expensive it is to move, and a lot of people ask us this question. We have a number of payment options available, all designed to work within your budget. We can break your security deposit into a couple payments, and we can time your rent payments to fit your paydays.
There are small finance charges for these conveniences, but most of our residents are extremely happy to break up one of their largest bills into two payments per month.
I'm having problems with my old landlord. Can I still move in?
Really, it depends. We understand that there are a lot of landlords out there who aren't the best people in the world. We're willing to listen to what's going on, but it is always a difficult situation.
Part of our background check is calling your former landlords for a reference. Usually people who are having problems with landlords don't want us to call!
Simply put, if we can't call your former landlords, then we'll have to feel very comfortable that we won't end up where they are later on down the road.
What kind of proof of income do you need?
We are looking for income you can prove to us. How can you do that? Paystubs are good, A chat with your manager or supervisor works as well. If you're self-employed, we'll need to see a couple of tax returns. We've also seen letters from Social Security (SSI), although they can cut off that income by surprise with no warning - so those aren't get out of jail free cards, either.
What kinds of payments do you accept?
As you can tell from this website, we like online transactions. They're easy for everyone. We work with www.erentpayment.com as our electronic payment processor.
You can set up automatic drafts with them, call them and have them process your check, or contact them by email.
Yes, we still accept checks, money orders, cashier's checks, although there is a $20 check handling fee for each of those. It's a matter of time. The more time we spend running back and forth to the bank, the less time we have to work with and for you.
I'm looking to move in about a month from now. Will you hold it for me?
If there is someone living in the home you would like to rent from us and you want to move in shortly after they move out, we will hold it for you, with a good-sized hold deposit. Usually, that's $250 or more. That hold deposit will be applied to your rental amount for you move in. If you decide not to move in, the hold deposit will not be refunded.
We can't "hold" a vacant home without receiving rent on it.
What is "normal wear and tear"?
From the Colorado Revised Statutes, Index Section 38-12-102:
"Normal wear and tear" means that deterioration which occurs, based upon the use for which the rental unit is intended, without negligence, carelessness, accident, or abuse of the premises or equipment or chattels by the tenant or members of his household, or their invitees or guests.
I or someone I live with has a criminal record. Can we still move in?
We take our responsibility to ensure the safety and security of our current residents and their property, and the rental property itself very seriously.
If someone with a criminal record wants to move in, we will use the information in the background check to determine if it is safe to have them move in. We have no specific policy against convicted offenders in our properties, but we also do not tolerate criminal behavior, or even suspected criminal behavior.
Our Rental Agreement has a clause in it that allows us to terminate the agreement with 30 days notice.
Can I do work to help pay part of the rent?
We have had residents do some work for us in the past, but we don't just take it off the rent. We work it just like we would with any other contractor. Here's how we do it:
- We all agree on a project that needs to be done and the payment for that job.
- You do the work either for us or with us.
- You give us an invoice for the work performed.
- We give you a check for agreed-upon amount.
Of course, we will ensure that you have the technical skills to perform the work, if it is skilled labor. We will also ask you to sign a waiver of liability. Depending on the task, we'll probably work alongside you.
